When designing high-quality retirement developments, it is important to strike a balance between the provision of practical spaces for independent living, and a level of detail than meets the needs of a generation to whom style is important. So when contractor SEH Commercial was asked to specify windows and doors for Beaumont House, a new-build 60-apartment retirement complex on the Essex coast, it chose TOTAL70 windows and doors from Rehau.

The tilt and turn windows make ventilation and cleaning straight forward

Designed by architect EJ Taylor, the scheme employs large double-glazed units with fixed side lights and patio doors leading onto private terraces to flood the living spaces with daylight. Coloured louvers positioned next to the grey-framed windows contribute tot he buildingā€™s contemporary aesthetic. With a growing reputation in the residential care sector, SEH Commercial was appointed to work on the specification and installĀ the fenestration.

The TOTAL70 window and door system provides a range of multi-chambered profiles that are designed to meet the requirements of new-build, commercial and domestic refurbishment projects. SEH Commercial specified 124 TOTAL70 tilt and turn windows, as well as 67 patio doors for Beaumont House, all with an anthracite grey laminate finish. Suitable for both internal and external use, Rehauā€™s foil colours are said to be durable, scratch-resistant and easy-to-clean. The laminate is also resistant to UV light, heat and weather, so the colour will not deteriorate or fade over time. The grey foil chosen for the windows and doors gives the appearance of aluminium, but with the reduced cost and high thermal efficiency that is integral to pvc-u.

The windows give residents the option of either gently ventilating their living spaces with the tilt mechanism, or using the wider turn opening for circulating greater amounts of fresh air. This type of window is also easy to keep clean as the outside face can be accessed from inside the building. Other key performance criteria include British Standard BS7950 and PAS 24 security standards (ensuring peace of mind for vulnerable residents), sealed double-glazed units for sound attenuation from the outside, and A-rated thermal efficiency.
