A striking mixed-use development on London’s Edgware Road by Farrells complements its diverse context

Farrells has completed Lyons Place, an innovative mixed-use scheme for developer Almacantar on Edgware Road in north-west London. Conceived as an urban oasis, the tenure-blind development comprises 76 residential units, including townhouses, apartments and penthouses. The brief was to create a desirable residential scheme that would complement the diverse local context.

Buildings.

The exterior breaks the existing Edgware Road elevation into a series of terraced houses. Vertical recessed metal spandrels further reduce the mass of the development while also complementing the streetscape. The reinstated 1930s petrol station features a striking blue glazed-brick corner and creates an interactive frontage for the scheme, with its three larger-than-life, London bus-red petrol pumps.

Buildings.

The scheme also maximises outdoor space, with each residence benefitting from its own balcony or terrace. The building itself surrounds a landscaped courtyard incorporating seating, low-level planting and a three-storey green wall. All the apartments are accessed via Lyons Place, a quiet residential street to the rear of the development. Materially, the scheme makes use of timber, natural stone and crafted elements, which reference the area’s artisanal history.

“Our design contextualises the history of the area and provides much needed housing for private and affordable residents”, comments project partner Peter Barbalov. “As local architects, we were able to draw on our deep-rooted knowledge of the area and deliver a scheme that works for the local community and will provide an exceptional place to live.”
