HTA Design has completed Kidbrooke Park Road in south London, delivering 452 homes for social rent across a landscape-led neighbourhood of brick buildings, gardens and community spaces.
HTA Design has completed Kidbrooke Park Road for the Royal Borough of Greenwich, creating 452 homes for social rent alongside new public space and community facilities on a previously disused site. Delivered by Durkan as part of the Greenwich Builds programme, the development is the UK’s largest council housing scheme. The second phase, Kidbrooke Park Road South, provides 330 homes across eight buildings ranging from six to 15 storeys, completing the wider neighbourhood.
The accommodation includes one, two and three-bedroom apartments alongside family maisonettes. Homes exceed London Plan space standards and incorporate generous private outdoor space and storage, with dual-aspect layouts provided in the majority of cases.
The architecture draws on the brick traditions of south-east London. Predominantly brick-clad buildings reference both the London stock brick of nearby conservation areas and the red-brick suburban housing of Blackheath. Arched entrances, patterned brickwork and exposed concrete add variation across the development, with the massing used to establish a distinct character between individual buildings and streets.
The public realm builds on HTA’s wider landscape work in Kidbrooke, including nearby Cator Park, and is intended to support both biodiversity and informal social activity. A nursery and additional community facilities have also been incorporated into the development, following consultation with local residents and stakeholders.
The environmental strategy combines a fabric-first approach with an all-electric energy centre using air-source heat pumps and electric boilers. Provision has been made for future connection to a district heat network, with rooftop photovoltaics and a high-performance building envelope contributing to the scheme’s net zero carbon ambition.
Simon Bayliss, Managing Partner at HTA Design, said “Kidbrooke Park Road demonstrates what can be achieved when local authorities take an ambitious approach to housing delivery and are supported by a shared vision between client, design team and contractor. Together, the two phases have delivered the UK’s largest council housing development and one of the most significant social housing projects completed in recent years.”
