The Alto apartments by Flanagan Lawrence reach new heights in Wembley

Set within Wembley Park, north London, Flanagan Lawrence’s Alto residential development is designed to accord with the cutting-edge spirit of the adjacent Foster-designed stadium. Developer Quintain is transforming a derelict brownfield site into a 35-hectare mixed-use neighbourhood, almost half of which is public realm with pockets of green and open space.

The Alto development comprises 362 apartments in four blocks that range from nine to 19 storeys in height: the Alto Apartments (120 Build-to-Rent homes), Belcanto and Pienna (211 apartments for sale), and Vivo (31 apartments for affordable rent and discount market sale).

The stepped, framed tiers and symmetrical lines of the Alto project aim to establish a distinctive order that reflects the internal arrangements. The elevations are articulated in response to their immediate context, suggesting civic presence through the use of stone, glass and aluminium cladding. The main entrance leads from Elvin Gardens into a double-height lobby, with a concierge facility, from where residents can access a landscaped courtyard at the centre of the development, which links visually with Paul Daisley Gardens, adjacent to the Hopkins-designed Brent Civic Centre. The landscaping is by LDA Design.

The apartments, designed by Flanagan Lawrence’s interiors team FLINT, have open-plan living, kitchen and dining areas with peninsula or island kitchens. Floor-to-ceiling windows maximise daylight, and high-quality finishes, fixtures and appliances have been specified.

The Alto apartments will contribute to Wembley Park becoming the UK’s largest Build-to-Rent development, with over 5,000 new rental homes. It includes both indoor and outdoor social spaces available for everyday use or for hire, and includes a shared kitchen, a lounge with break-out areas, 100mb/s broadband for home-workers, a gym and a rooftop terrace with views of Wembley Stadium and beyond over London. Among Vivo’s 18 affordable rented units, which include 13 intermediate market units, many are dual aspect, and all are designed in compliance with (or exceeding) LHDG and Lifetime Homes standards. A 300-square-metre community centre is intended to foster community engagement among those who live, work and study in Wembley Park, while arts organisation Second Floor Studios & Arts (SFSA) is providing eight affordable art studios within the development.
