LBMV Architects has reordered, refurbished and extended a flat in a listed north London house
A garden flat in a Grade-II-listed property in north London has been refurbished and extended by LBMV Architects. Built in 1886 and subdivided into flats in 1935, the building in Lyndhurst Gardens falls within the Fitzjohns/Netherhall Conservation area of Hampstead. The project involved the complete redesign of the original ground floor flat layout and creating a contemporary glass extension that maximises views to the landscaped garden.
Existing plan
The 161-square-metre, four-bedroom Lyndhurst Gardens flat, with its warren of rooms, has been transformed into a spacious and comfortable three-bedroom home with generous living space. Planning was given to introduce a contemporary rear extension to the property where a large open-plan kitchen was created, with sliding glass doors that allow the option of alfresco entertaining in the summer.
Proposed plan
Displaying large panels of glass and a striking black frame, the extension creates a contrast to the traditional Victorian. Interaction with the listed building is minimal and clear boundaries were established between the old and new aspects of the property.
The interiors were carefully considered to interact with the period features of the rooms, and feature storage and design details handmade by fine joiners. The lighting was designed and positioned to highlight the owner’s art collection.
LBMV Architects introduced luxury materials, including Volakas marble slabs in the new en-suite bathroom and bespoke wardrobes crafted from dark, smoked European oak.
